Putting homes back together after water damage in McKinney.

A burst pipe, a slab leak or a failed water heater can take out floors, walls and cabinets in an afternoon. Once the house is dried out, SJ4 Construction rebuilds what the water damaged, works alongside your insurance adjuster, and you deal with the same two people the whole way.

Water in the house right now?

What to do in the first hour

  1. Stop the water. Shut it off at the main valve, or at the fixture if you know which one is leaking.
  2. Stay clear of wet electrical. If water is near outlets or the panel, turn off power to that area at the breaker, but only if you can reach it standing somewhere dry.
  3. Take photos and video of every wet room before you move or throw anything out.
  4. Call your insurance company to report it, and ask what they need from you.
  5. Get it dried out fast. The EPA advises drying water-damaged areas within 24 to 48 hours to prevent mold. That takes a water mitigation company with fans and dehumidifiers, not just towels. Your insurance company can usually recommend one, or you can call your own. SJ4 does not do the dry-out.
During the dry-out

What the house looks like before the rebuild

Photos from water damage jobs, taken while the houses were drying. The air movers and dehumidifiers belong to the water mitigation company. Once the floors and walls read dry, they come out and the rebuild starts.

What we put back

What the water took, put back

SJ4 Construction is a family-owned builder in McKinney, Texas. After burst pipes, slab and supply leaks, water heater and appliance failures, and roof or window leaks, we rebuild what the water took in McKinney, Frisco, Plano, Lucas, Fairview and The Colony.

Walls and ceilings

Wet drywall, insulation and trim come out and go back in, textured and painted to match the rest of the room.

Floors

Wood, tile, vinyl or carpet replaced. When the old floor cannot be matched, we help you choose one that runs through the whole area, so nothing looks patched.

Kitchens and baths

Cabinets, counters and vanities that swelled or came apart, replaced and set back in place, with the plumbing reconnected by a licensed plumber.

Repair it, or remodel it while the walls are open

We are remodelers first, so a water repair can also be the moment to fix what you never liked about the kitchen or the floors. Anything beyond what your insurance covers is priced separately, in writing, before the work starts.

How it works with your insurance

Five steps, from the leak to the last coat of paint.

Your adjuster works for your insurance company and decides what your policy covers. We are your contractor: we document the damage, write the repair scope and do the rebuild.

Dried out first

A water mitigation company dries the house before anything is rebuilt. That part is theirs, and the rebuild is ours.

Walk-through

We see the damage with you, and with your adjuster when they visit, and photograph and measure everything.

Repair scope

A written, line-by-line list of what comes out and what goes back, for you and your insurance company to review.

The rebuild

Tear-out, rebuild and finishes, with photos and dated updates as the work goes, so you always know what is next.

Final walk-through

We go room by room with you, finish the last details, and stand behind the work with our warranty.

Good questions

Before you call

Do you work with my insurance company?

Yes. We meet your adjuster, document the damage and write a detailed repair scope. Your insurance company decides what your policy covers. We are your contractor, not your adjuster: Texas law does not let a contractor adjust or negotiate a claim on a home they are repairing, so we do not.

Can you pay or waive my deductible?

No. Texas law does not allow a contractor to pay, waive or rebate your insurance deductible without your insurance company's consent, and we do not offer it.

Do I have to use the contractor my insurance company recommends?

Your insurance company may suggest contractors. Ask your adjuster how your policy handles repairs, and you are welcome to have us walk through the damage too.

Can I change things while the walls are open?

Yes. Many homeowners use a water repair to update the floors or the kitchen. Anything beyond what your insurance covers is priced separately, in writing, before the work starts.

How long does a repair take?

It depends on how much was damaged and how long materials take to arrive. You get a schedule with the written scope, and dated updates as the work goes.

Do you handle mold?

We do not remove mold. If we find it, we tell you right away. In Texas, mold over 25 contiguous square feet has to be handled by mold professionals licensed by the Texas Department of Licensing and Regulation. Once they have cleared it, we rebuild.

Do you do emergency dry-out?

No. Stop the water, call your insurance company, and call a water mitigation company to dry the house out. Then call us, so we can see the damage and start on the repair scope while it dries.

Where do you work?

McKinney, Frisco, Plano, Lucas, Fairview and The Colony, with select projects across Collin County.
