We take on a few homes a year so that Joel is on your site and Susie is in your selections. Budget comes first: we start from a range and the way you live, then size the plans to it, and every selection is priced as it is chosen so the number does not drift.
If you already own a lot, we walk it with you before anything is drawn. If you do not, Susie finds and evaluates lots with the builder in the room, so surprises show up before the offer, not after.

Do I need a lot before we talk?
No. About half of our custom-home conversations start without one. Susie helps evaluate or find the lot with the builder in the room.
How is a budget set before plans exist?
We start from a budget range and the way you live, then size the plans to it. Selections are priced as they are chosen, so the number does not drift.
How will I know what is happening on site?
Every build gets a project journal: a dated page with photos and a few lines from Joel about every two weeks, and an email when a new update goes up.
